Devanya Real Estate Prospectus              2021
Inspired by the land, spirit and uniqueness of Uttrakhand, Devanya aims to create a community of like-minded people who look to be intertwined with nature. With villas spread over an entire mountainside, Devanya's target audience is HNIs who would like to own a self-sustaining, finely crafted homes at the heart of the Land of the Gods. The brochure is targeted at such prospective buyers. PROJECT DONE AT PULAKB DESIGN.

BRIEF

To design a print and digital brochure targeting prospective buyers which includes the story of the Devanya, technical specifications and the team behind the project. As the project caters to a niche crowd, the brochure was to resemble an elegant coffee table book instead of a hard selling catalogue.
NARRATIVE + STRUCTURE

After discussions with the clients, the content strategy for the brochure was macro to macro, wherein the grandeur of the location would slowly transition into how the Devanya community would seamlessly integrate itself into the land as guardians of the land. This translated into first introducing the geographical landscape, the ethos and then the specifications of the villas and the details about the luxurious sustainable lifestyle.
VISUAL DESIGN

The visual design and the layout focusses on best translating the feeling that is Devanya into the brochure. This includes plenty of breathing room, full bleed image forward layouts, and a rich deep green complimented with a subtle cream. The copper foiling on the cover re-emphasises the niche, luxurious lifestyle that await the prospective buyers.
Each layout has been meticulously planned to best display the content on the spread. From the section breakers to the choice of typeface, only serves to reinforce the ethos and core offering of Devanya.
A key aspect was to pace the reader as to not overwhelm them with information as seen so often with real-estate brochures. Each spread was spacious and uncluttered to help absorption and direct focus to the content on it.
The print brochure was also adapted to a shorter digital version.
